Home Inspection

A home inspection is a primarily visual examination and evaluation of the home’s systems and components. Normal access panels are opened for inspection in a non-invasive manner. Certain systems or components may be hidden at the time of inspection.

My careful inspection includes:

  • Exterior: Walkways, driveway, fences and grounds, siding, eave structures and trim; windows and doors, stoops and steps, porches, decks and balconies.

  • Roof: Roof covering, penetrations; flashings, gutters and downspouts, chimneys and flues, attic.

  • Structural: Foundation and floor, wall, ceiling and roof structures as accessible, we will also look for indications of structural defects, such as an excessively sloping floor, where there may be no direct visual access.

  • Plumbing: Water and gas service and supply piping, drain/waste/vent piping, sump pumps and waste ejectors, water heater and related venting, fixture flow and drainage.

  • Heating / Cooling: Furnace, boiler or other primary heating equipment, chimneys and related venting, distribution and supply (ductwork or piping), installed thru-wall or central cooling systems with related piping and ductwork (operated with outdoor temp. at least 65°F).

  • Electrical: Service drop and conductors, exterior connections, main panel and sub-panels, receptacles, switches, installed lighting and ceiling fans, presence and functionality of smoke alarms and carbon monoxide detectors.

  • Interior: Floors, walls and ceilings, window and door operation and security, stairs, cabinets and countertops, all household appliances, exhaust fan operation.

  • Fireplace or wood-burning stove: including chimney and venting.

  • Insulation / ventilation: of attic and other unconditioned spaces where accessible.

  • Garage: Structure, exterior and roof if detached, interior wall and ceiling coverings, proper fire separation if attached, automatic door openers.
